The project involves the renovation of a two-story, 14,421 square foot former motel in Garden Grove, California, converting it from a 53-room R-1 occupancy to a 48-room, fully sprinklered R-2 congregate residence with three ADA-compliant rooms. Key scope elements include the removal of asbestos-containing materials such as roof mastic, pitch pockets, and drywall joint compound; replacement of three exterior stairways; installation of a new NFPA-13 sprinkler system; and modifications to the existing fire alarm system.
