1430 Chapin Avenue Redevelopment Project

The City of Burlingame is advancing the 1430 Chapin Avenue Redevelopment Project, which involves demolishing an existing single-story office building and consolidating three adjacent lots totaling 30,327 square feet into a single parcel. On this site, a five-story office building with below-grade parking will be constructed, featuring a gross floor area of 87,307 square feet. The building will include 2,038 square feet of retail space on the first floor and 85,269 square feet of office space across the upper floors. The project will incorporate 120 parking spaces located underground, along with extensive landscaping elements such as trees on terraces, at the rear of the property, and as street trees in two new public plazas—one directly in front of the site and another facing the adjacent property at 1440 Chapin Avenue. The development is pursuing an exemption under Assembly Bill 2097 to waive minimum parking requirements due to its location within half a mile of a major transit stop, aligning with state goals to reduce car dependency near transit corridors. The project is being led by the City of Burlingame, with primary planning oversight from Senior Planner Erika Lewit, and additional coordination from Senior Associate Planner Arun Bird and Managing Principal Neal Yung.
