3724-3736 North Randolph Avenue (ENV-2025-7008-CE)

The project is the merger and resubdivision of three (3) downsloping lots with a total lot area of approximately 22,517 square feet into six (6) small lots, and the construction, use, and maintenance of six (6) single-family residential dwellings with six attached two (2)-car garages. There will be one house on each of the six (6) subdivided lots, and the lots will range in size between 3,523.6 square feet and 4,212.4 square feet. The proposed Residential Floor Area of each dwelling is 2,265 square feet, and the building height is 25 feet, 9 inches for each three-story house. The project also includes the removal of 11 non-Protected Trees on site. There are no protected trees on site and there are no street trees in the adjacent public right-of-way. The project will include public right-of-way improvements as required by the Bureau of Engineering (BOE), and the applicant is proposing to construct six new driveways as part of the project, one for each house. The total grading is approximately 2,012.5 cubic yards with approximately 269.3 cubic yards of earth to be exported.
