The City of San Diego Development Services Department is managing a project to vacate a 14,698 square foot (0.34 acre) slope easement located at 5322 Alta Bahia Court, San Diego, CA. The primary purpose of this easement vacation is to remove a recorded slope easement that currently holds no present or future utility. The project site is an 0.82-acre infill property situated within the RS-1-4 Residential Single Unit Base Zone and is part of the Pacific Beach Community Plan. The area subject to the vacation currently contains a slope, an existing patio, patio walls, a solar panel array, and a lower-level parking area associated with a single-family residence. Crucially, the project involves no new physical development within the vacated area, and the vacation itself will not permit any new development. Due to the lack of development and the nature of the easement removal, the project has been granted a Notice of Exemption from the California Environmental Quality Act (CEQA) under Guidelines sections 15061(b)(3) and 15332, as it is determined to have no significant environmental impact.
