Parcels will be between 0.23 to 0.29 acres in size. The sizes are the following: Parcel 1 at 0.29 acres, Parcel 2 at 0.23 acres, and Parcel 3 at 0.23 acres. Parcel 1 will be accessed off Orange Avenue, while Parcel 2 and 3 will be accessed by a new proposed private drive. The project consists of the following entitlements: 1. A Tentative Parcel Map to divide a 0.71-acre parcel into three new lots in the Residential 5 (RD-5) zoning district. 2. A Special Development Permit to allow the proposed project to deviate from the following development standards: • Minimum Interior Side Yard (Section 5.4.2.C, Table 5.7.C.): The minimum setback is five feet for one-story dwelling units.
