The space offered must consist of approximately 2,471 rentable square feet yeilding 2,148 ABOA together with 12 parking spaces. Above ground floor space is preferred. Public transportation must be within several blocks of the offered location. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government for Security, Fire & Life Safety, Handicapped Accessibility, Seismic and Sustainability standards per the terms of the Lease. Space must be ready for occupancy no later than December 31, 2018. The incumbent location will be solicitated. The lease term is 10 years, 8 years firm for the U.S. Immigration Customs Enforcement (ICE).
