The proposed project includes the removal of the two (2) existing single-story industrial buildings and asphalt parking lots, in order to construct a new one-story, 48,370-square-foot automobile repair facility with associated surface parking and landscaping improvements. The facility would be designed to service and maintain a fleet of corporate gasoline-powered, light-duty vehicles, featuring a variety of amenities and spaces geared towards the industrial use. The ground floor of the facility (43,604 square feet) would include thirty (30) car storage spaces, three (3) flat stalls, four (4) lift bays, two (2) wash bays, a detail bay, a smog bay, mechanic bay, alignment bay, workshop, open work space, tire changing area, oil storage, building storage, temporary storage, open tool storage, office room, fabrication room, main electrical room, plumbing room, break room, vehicle history room, IT/minimum point of entry (MPOE) room, laundry/janitorial room, equipment room, parts wash and media blasting room, trash room, technical library room, reverse osmosis room, fuel shed, unisex restrooms, foyer, fire extinguisher cabinets, and fire hose cabinets. The mezzanine floor of the facility (4,766 square feet) would include mezzanine space, guard railing, and a roof access hatch.
