The Proposed Project consists of a Minor Use Permit for the development and operation of retail center with a total of 54,406 square feet on two parcels containing approximately 3.7 acres total. The Project is proposed to include eight retail spaces of approximately 6,800 square feet each, as well as the demolition of three total structures under separate permit. Access to the site would be via two 30-foot-wide accessways on Taylor Avenue. The Proposed Project includes approximately 81 percent lot coverage, approximately 18.5 percent landscaping, and a maximum Floor Area Ratio of approximately 34.7 percent. The facility would include 113 standard car spaces, 6 handicap-accessible spaces, and 14 bicycle parking spaces and 6-foot wrought iron fencing surround the site.
