The project is located at 7460 Varna Avenue, Los Angeles 91605 (APN: 2328-029-003). The project, an existing small indoor cultivation operation, will operate within an existing 10,465 square foot (sf) building on a 12,358-sf parcel. Project activities include cultivation of approximately 5288 sf of mature canopy and 3234 sf of immature canopy in addition to drying, curing, grading, and trimming packaging of cannabis. Improvements will be limited to interior tenant improvements, installation of security features and ministerial changes required to meet local building, fire and/or public health permit requirements for a commercial cannabis facility. No exterior improvements are proposed. The site is entirely developed with buildings and hardscape features within the limits of the City of Los Angeles and is substantially surrounded by urban uses. Existing City sewer service is provided to the project site, and water and electricity are provided by the City of Los Angeles Department of Water and Power. Operations would continue to utilize 7 to 14 employees per shift, working from 9:00 am to 6:00 pm daily.
