H312--Base 4 Fire and Smoke Door Inspections and Repair Services at Jesse Brown VA Medical CenterThe contract pertains to Fire and Smoke Door Inspections and Repair Services at the Jesse Brown VA Medical Center in Chicago, IL, under solicitation number 36C25226Q0196, with a proposed period of performance beginning 30 calendar days after notice to proceed. The project encompasses a comprehensive 15-point inspection of 585 door openings across the facility in accordance with NFPA 80 and 101 standards, as well as Illinois State Fire Codes and VA Security Clearance requirements. Minor repairs identified during inspections, including installation of mutes, adjustment of door closers, repair of small holes in doors or frames, removal of excessive signage or obstructive materials from glazing, replacement of missing screws, and installation of hinge filler plates, are to be completed on-site during the inspection process. Smoke seals are not included within the scope of work unless they are missing and required for compliance, in which case their absence must be documented in the final report. Verification of fire door hold-open magnets is limited to confirming operational functionality without disassembly. All findings must be compiled into a final report submitted within four weeks of inspection completion, and the corresponding invoice must be submitted to the Contracting Officer and Contracting Officer’s Representative via email no later than five business days after the final report is received. While vendors may invoice more frequently than monthly, they are not permitted to invoice less often than monthly, and billing beyond the 30-day performance period is subject to contract terms. The contract is not a renewal of a prior annual arrangement but marks an effort to establish a multi-year framework following a one-time 2024 inspection. The VA will provide facility drawings and door schedules, and will offer escort assistance if room locations cannot be verified. There is no pre-determined list of materials to stock onsite, as the quantity and type of repair components required will vary based on inspection findings. No information on subcontractors or general contractors is provided, and all vendor personnel must comply with VA security protocols and applicable fire safety standards.
