The proposed project will operate a retail facility out of an existing facility located at 2625 Crow Court, Antioch, CA 94509 (APN 074-052-022-6). The building is 7,234 sq ft, with 2,100 sq ft designated for retail, on 1.15 acres. The parcel is flat and located at the end of a cul-de-sac. The address provides a paved parking lot and hosts multiple ornamental trees. The one-story building was built in 2003, painted black and white, has a flat roof, and surrounded by a wrought iron fence. The neighborhood is zoned for Industrial Miscellaneous. The address is north of HWY 4 and Bay Area Rapid Transit Tracks. The retail sales will be conducted in a sales area that can only be accessed by customers presenting a valid identification to a security guard. As part of the dispensary, the applicant is proposing to sell vape pen cartridges, vape pen batteries, and chargers, which are used to administer cannabis concentrates.
