Commissioning Services for Multiple Projects

The Southern Ute Indian Tribe is soliciting proposals for commissioning services across four separate projects, including the Elders Services Facility Replacement and the Mesa Building OTP Remodel. The selected consultant will be responsible for conducting site observations to ensure installation conforms with design intent and performing functional performance testing to verify that equipment and system interfacing align with contract documents. This is a not-to-exceed fixed-fee contract, and proposals must include a separate fee for each of the four projects, as well as a 4% Tribal Employment Right's Office fee. Proposals are due by 2:00pm MST on November 13, 2026, and must be limited to 10 pages. Evaluation is based on the statement of project understanding and work plan (30%), project fee (10%), and contract comments (5%), with additional consideration given to qualifications in energy-efficient equipment design and control strategy optimization. The contract incorporates AIA Documents C103-2015, A201-2007, and A201-2017, and requires the consultant to provide a performance schedule for approval. Performance is based in Ignacio, Colorado, and requires adherence to the Tribe's rules of the road and 2010 ADA Standards for Accessible Design.
