Costa Mesa High School Theater Underground Waterproofing Project

Bid #MO2026-0007: The project involves comprehensive water intrusion remediation at Costa Mesa High School Theater. Key work includes excavating and repairing the below-grade fluid-applied waterproofing membrane, integrating it with the under-slab vapor retarder, and reconfiguring the lower brick veneer. Interior work comprises removing and replacing water-damaged VCT flooring, installing a new moisture mitigation system, and sealing concrete cracks. Exterior sealant joints at storefront sills and vertical jambs will be removed and replaced. Significant drainage improvements are required, including re-sloping planted areas, installing new surface drainage, and potentially new trench drains along the building. Landscaping modifications, such as removing invasive bamboo and optimizing irrigation, are also recommended to prevent future water intrusion.
