Dana Reserve Specific Plan

The County of San Luis Obispo Department of Planning and Building is processing amendments for the Dana Reserve Specific Plan, identified by solicitation number ED25-0139 and project number LRP2025-00004/AMEND2025-00003. This project involves the development of a 288-acre mixed-use community in Nipomo, California, located west of US 101 and east of Hetrick Avenue. The scope of the development includes residential housing, a neighborhood park, trails, and various commercial uses such as a hotel, retail, light industrial, and educational facilities. The current amendments, requested by Dana Reserve, LLC and NKT Development, LLC, seek to modify the previously approved Specific Plan, Vesting Tentative Tract Map 3159, the Conditional Use Permit for Oak Tree Removal and Grading, and the associated Development Agreement. Key changes include reducing the total residential unit count from 1,370 to 1,242, eliminating the requirement to build 100 accessory dwelling units during initial construction, and increasing dedicated open space from 55.6 to 60.86 acres. Environmental reviews conducted via an addendum to the 2024 Final Environmental Impact Report conclude that these changes do not result in new significant environmental effects, ensuring compliance with the California Environmental Quality Act.
