Lake County Government is soliciting proposals from qualified contractors to perform deferred maintenance and rehabilitation at two properties in Leadville, Colorado: a five-unit apartment house at 619 Elm Street and a single-family home at 631 Elm Street. The project aims to restore these properties to meet health, safety, and habitability standards by December 2024. The comprehensive scope of work includes structural repairs to foundations, roofs, and walls, as well as upgrades to plumbing, electrical, and HVAC systems, interior and exterior maintenance, and ensuring full compliance with local building codes, the Americans with Disabilities Act, and Colorado Accessibility Standards. The total project cost is capped at a not-to-exceed limit of $250,000. Proposals were due by October 7, 2024, with award decisions expected around October 15, 2024. Evaluation is based on a best-value trade-off approach considering price, bidder capacity, experience, and past performance. Notably, the county offers a 10% price credit for contractors based in Lake County who employ local residents and a 5% credit for those in adjacent counties.
