The project includes the construction of a new 58,000-square-foot truck dealership encompassing approximately 14.5 acres of an existing 25-acre parcel within District 5C of the MAP SPA. The facility will be located on the southwest corner of the parcel at the intersection of Bear Paw Drive and West Elkhorn Boulevard. The facility will sell new and used Class 8 trucks, provide truck maintenance service through 25 service bays, and include a warehouse, will-call area, parts delivery, retail parts store, and a sales office. The facility will employ over 70 people within its various departments and the expected hours of operation will be Monday through Friday, 8:00 am to 5:00 pm. The project will require approval of the following entitlements: 1. A Use Permit to allow a Truck Dealership and Service Center in District 5C of the Metro Air Park Special Planning Area (SPA). 2. A Design Review to determine substantial compliance with the Sacramento County Countywide Design Guidelines (Design Guidelines).
