Notice is hereby given to the public of the U.S. General Service Administration's (GSA's) intent to enter into a superseding lease agreement for a Distribution Center in Burlington, New Jersey. Pursuant to statutory authority at 41 USC 253(c)(1) and Federal Acquisition Regulation (FAR) 6.302-1, GSA intends to solicit and negotiate with only one source. The incumbent lessor, 1900 River Road, LLC, with premises at 1900 River Road, Burlington, New Jersey is the only known source that can satisfy the requirement described herein. The proposed contract action is to lease on a noncompetitive basis approximately 1,000,000 rentable square feet of warehouse space and approximately 40,000 rentable square feet of office space (for a total of approximately 1,040,000 rentable square feet) and 360 secured parking spaces located at 1900 River Road in Burlington, New Jersey for a maximum term of ten (10) years. Estimated effective date of this action is July 1, 2009. The Government requires approximately 1,040,000 rentable square feet in a single tenant facility with 360 secured parking spaces. All access to both the property and the building will be controlled by the Government. The rental rate must be within approved prospectus limits for the project. Interested persons may identify their interest and capability to respond to the requirement. Interested parties that believe they can meet the requirements described herein must furnish information about their capabilities to the Contracting Officer, along with supporting evidence, no later than 12:00PM (Eastern Time), March 13, 2009. Information should include, but not be limited to: building address, site plan, site description, building square footage, and proposed rental rate. All information shall be furnished at no cost or obligation to the Government. This notice of intent is not a request for competitive proposals. However, all expressions of interest received within fifteen days after date of publication of this synopsis will be considered by the Government. A determination by the Government not to compete this proposed contract based upon responses to this notice is solely within the discretion of the Government. Information received will normally be considered solely for the purpose of determining whether to conduct a competitive procurement. Telephone or faxed inquires will not be accepted.
