Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, NM that will be expiring. The Government requires office and warehouse space yielding a minimum of 10,000 ANSI/BOMA office area (ABOA) square feet. The space at minimum should consist of at least 4,845 sf. of warehouse space and 4558 sf. of office space Minimum ABOA square feet: 10,000 Maximum ABOA square feet: 10,000 The lease term requirement is for 10 years with 5 years firm. The space must be available for occupancy by March, 2013. The delineated area in the City of Albuquerque, NM is: North: Beginning at the intersection of Rio Grande Blvd and Paseo Del Norte Blvd and traveling eastward to Wyoming Blvd. East: Beginning at the intersection of Paseo Del Norte Blvd and Wyoming Boulevard and traveling south to the intersection of Wyoming Blvd and Central Ave. South: Beginning at the intersection of Wyoming Blvd and Central Ave and traveling westward to the intersection of Central Avenue and Rio Grande Blvd. West: Beginning at the intersection of Central Avenue and Rio Grande Blvd and traveling north to the intersection of Rio Grande Blvd and Paseo Del Norte Blvd. Other applicable requirements include the following features: A 4320 sq. ft high bay warehouse with a minimum of 2 overhead doors. The facility must include built in shelving for shop/field equipment, tools, materials, supplies, plus space for aquariums, fish tanks, 3 boats with trailers, 4 ATV/UTVs with trailers, a decontamination unit with trailer, and 2 skid steers. A 500 SF laboratory space including a sink, 20 feet of counter space, shelving for laboratory supplies and equipment, a chemical ventilation hood and an eyewash station. An 80 SF computer room with supplemental HVAC. A 650 square foot conference room with floor mounted electrical outlets in the center of the room. Secured parking for 11 vehicles, 33 total parking spaces Physically located in close proximity to interstate highways. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
