GSA Public Buildings Service U.S. GOVERNMENT Expressions of Interest Sought - Project 4OR0261 The US Government currently occupies office and related space in a building under lease in Portland, OR that will be expiring on July 31, 2017. State: OR City: Portland Delineated Area: From the intersection of NE 82nd Way and NE Airport Way; East to I-205; South on I-205 to NE Killingsworth St.; West on NE Killingsworth St. to NE 82nd Ave; North on NE 82nd Ave to NE 82nd Way; North on NE 82nd Way to NE Airport Way (see attached map) Minimum Sq. Ft. (ABOA): 23,599 Maximum Sq. Ft. (ABOA): 23,599 Space Type: Office Parking Spaces (Total): 76 Parking Spaces (Surface): 76 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 5 years Firm Term: 5 years Option Term: Three (5) year options Offered space must meet Government requirements, as per the terms of the Lease for: 1. Fire safety 2. Accessibility (ABAAS) 3. Seismic 4. Sustainability 5. Offered space shall not be in the 100/500 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: - Building name and address and location of the available space within the building; - Rentable square feet available and expected rental rate per rentable square foot, fully serviced; - ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); - Date of space availability; - Building ownership information; - Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); - Energy efficiency and renewable energy features existing within the building; - List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
