Folsom South of U.S. Highway 50 Specific Plan

The Folsom South of U.S. Highway 50 Specific Plan is a comprehensive development project in Sacramento County, California, managed by the City of Folsom and the project applicant, Toll Brothers. The scope includes a Small Lot Vesting Tentative Subdivision Map to create 1,497 lots, consisting of 1,424 residential lots across 18 villages, with additional parcels dedicated to a fire station, elementary school, parks, open space, and private recreation. The project is supported by a Planned Development Permit for architectural and design standards, an Inclusionary Housing Plan utilizing in-lieu fees for affordable housing, and a Minor Administrative Modification to optimize land use boundaries and roadway cross sections for Alder Creek Parkway. A critical component of the project's regulatory compliance is the Streambed Alteration Agreement, Notification Number 1600-2012-0198-0013-R2, administered by the California Department of Fish and Wildlife.
