: Contractor shall coordinate demo schedule with Contractor performing FY26 -38 ACM Demo and Abatement Project. Furnish Labor and Materials to: 1. Demolition: This portion removes all remaining materials scheduled for replacement with new materials, as outlined in the Scope of Work. Any materials still on- site when the project starts will be the awarded contractor’s responsibility for disposal. 2. Subfloor : 1. Furnish and install new ACX plywood subfloor of matching thickness as previously removed by ACM contractor throughout home, approx. 950 sq. ft. secure with properly sized screws. 2. Furnish and install new Traffic Master, waterproof, click lock, vinyl plank model # VTRHDHICCOA6X36 (or approved equal) plank flooring , in all rooms , approximately 950 sq. ft. Provide the homeowner with a color sample before ordering. 3. Clean and prep the subfloor before installing plank flooring. Follow all flooring manufacturers' installation instructions and floor prep recommendations. Install Ardex 15 leveler as needed to ensure a smooth surface. 4. Install correct transition strips as recommended by the flooring manufacturer , where needed in doorways or transitions to rooms. 5. Install “Roppe” brown, 4”, rubber cove base continuously a t all wall are as where new plank flooring has been installed. 3. Bathroom Fixtures : 1. Furnish and install a new bathroom vanity and sink “Glacier Bay” model # GB24P2- WH or approved equal, faucet “Glacier Bay” model # HD67211W -6294 or approved equal , drain assembly , supply lines, and ¼ turn stops. 2. Install new tub/shower combo, shower faucet/valve, tub spout, shower arm, shower head, 3. shower curtain rod, and drain/overflow assembly. Bathtub/Shower Combination: “Sterling Traverse”, Model # 71520110- 10, 32” wide x 60” long x 77” high, white, 4- piece, left hand drain. Tub and Shower Faucet with Valve, Shower Arm, Shower Head, and Tub Spout: “Moen Adler”, Model # 82603 (or approved equal), single handle, chrome finish. Tub/Shower Drain Assembly: “Illusionary Overflow” (or approved equal) 12 in. x 4 in. PVC Bath Waste/Overflow Bath Drain Chrome Model # 494244H -26. Shower Curtain Rod: “Glacier Bay” Model # HD14016, 60”, aluminum, chrome finish. 4. Furnish and install a new toilet, wax ring, supply line, and ¼ turn stop. Toilet: Install one (1) new “Eljer Savoy/P atriot”, T ank Model # 141- 0220 and Bowl Model # 131- 2175, 1.6 GPF, ADA height (or approved equal), install with Fluidmaster Wax- Free bowl gasket Model # 7500. Install new ¼ turn compression stops. Install new stainless steel, flex, no- burst supply lines. Install the toilet level and secure. Shim the toilet if necessary. Cut and cap toilet anchor bolts. Caulk the toilet base to the floor , leaving 4” opening in the rear of the toilet. 4. Kitchen Fixtures : 1. Remove the existing kitchen base cabinets, countertops, sink, faucet, drain, supply lines, and stops. 2. Furnish and install new kitchen base cabinets: “Hampton Bay” shaker assembled base kitchen cabinets in satin white or approved equal. The contractor is to measure the existing cabinets and order to match the existing footprint of the cabinetry. Install all cabinets per the manufacturer’s installation instructions. 3. Furnish and install new countertops “Hampton Bay” 10 ft. Straight Laminate Countertop in Textured White Ice Granite with Eased Edge and Integrated Backsplash or approved equal. The contractor is to measure and verify the dimensions of countertops before ordering. The contractor is to give the homeowner 3 options of colors before ordering. Install all countertops per the manufacturer’s installation instructions. 4. Install new kitchen sink, faucet, drain, stops , and supply lines. Kitchen S ink: Install a new 22” x 33” four (4) hole, double bowl, stainless steel sink with a minimum depth of 8” in the countertop at the sink base location. Faucet: Install new “Moen Chateau” # 7430 (or approved equal) single lever handle kitchen faucet w/spray, chrome finish. Drain, stops , and supply lines: Install new ¼ turn compression stops. Instal l new stainless steel, flex, no- burst supply lines. Install new drain assembly, P -trap, ABS loop vent (if necessary) , and “Watts Qwik Fit” stainless steel, double cup basket strainers. All plumbing fixtures to be installed per the manufacturer's installation instructions. All plumbing connections shall be inspected and leak -free. 5. Interior Finishes: a) Remove all damaged and missing interior doors and jambs. b) Furnish and install new interior doors with jambs, new locksets on interior doors , and trim . Interior Doors : Doors shall be white, 6- panel , 1 3/ 8” thickness, height shall be 6’ 8” high , bored for 2 ¾” mortised backsets. No drive -in backsets will be allowed . Locksets : Install new “Schlage” Orbit Model # F40 satin nickel (or approved equal) locksets. Privacy locksets to be installed on master bedroom and bathroom doors only, passage locksets to be installed on all other doors. Test and adjust all locksets for smooth operation and proper latch. Lubricate the backset if necessary. Door Trim: Install 1 x 3 MDF flat stock trim on the sides of the door jambs and 1 x 4 MDF flat stock on the head of the jamb. Ensure proper reveal at the edge of the casing and jamb. Miter all casing for an accurate fit at the junction of the casing head and leg. Use properly sized nails for jamb and casing. Fill nail holes and mitered joints with wood filler and sand smoot h prior to painting. c) Remove and place existing woodstove in storage container, prior to ACM Abatement, furnish new “Shelter” model # T2UL3652GT -1C or approved equal hearth . Install the hearth pad per the manufacturer's instructions. Reset woodstove after new hearth is installed . 6. Drywall and Paint: 1. Drywall install and repair - Install ½” water/mold -resistant drywall on the new shower walls and, as needed, to repair walls and ceiling in the bathroom affected by the shower installation. Install corner bead, t ape, and drywall joint compound. Apply joint compound and feather the outside edges with a minimum of a 6” mud knife. Sand smooth, then apply texture to blend in with the surrounding surface. 2. Primer and Paint - Apply one coat of Latex PVA primer to all newly textured and repaired areas. If necessary, use “TSP” or a similar cleaner to prepare walls for painting. Apply two coats of paint to all surfaces to receive paint on the walls and ceiling. Mask as needed to protect finishes that will not receive pain t. Use Glidden Diamond interior latex paint (or approved equal) to match the existing color and sheen. If unable to do so, the entire bathroom will need to be painted. All painted surfaces shall be free from runs, drips, holidays, and voids. 7. Crawlspace: a) Remove and replace any compromised floor joist with new framing of the same size, location, and type as previously removed. b) Furnish and install approximately 100 sq. ft. of “Owens Corning” R -30 insulation (or approved equal), secure insulation to the bottom of the floor joists using twine or nylon strapping to prevent sagging. 8. Cleanup and Disposal: a) Clean areas of the home affected b y repairs and construction to move -in ready condition. b) Contractor shall perform daily cleaning of all construc tion dust, debris, and discard materials to maintain a safe and orderly worksi te. c) Dispose of all debris generated by repairs and constr uction per the approved CCT Solid Waste Disposal Plan. d) Additional clean -up will be necessary each time Contractor enters the home to perform punch list or incomplete work. 9. Homeow ner Contents : a) The Contractor shall remove all personal items, furnishings and appliances as needed prior to FY26 -38 ACM Demo and Abatement project commencing . These items will be stored in CIHA provided storage containers onsite, containers will be securely locked at all times. b) Contractor will move and place homeowner’ s personal items, furnishings, appliances , wood stove, hearth and stove pipe into home upon completion of project.
