AI Contract Overview
The U.S. General Services Administration is seeking to lease approximately 3,800 to 4,200 square feet of office space in Little Rock, Arkansas, within a precisely defined area bounded by major highways including I-40, I-430, I-440, and US routes 70, 165, and 367. The space must include 16 secured parking spots and be located five to ten miles from the Bill and Hillary Clinton National Airport. The lease term is 17 years, with a firm commitment of 15 years, and the facility must comply with federal standards for fire safety, accessibility, seismic resilience, and sustainability. The property must not lie within a 1-percent or 0.2-percent annual chance floodplain, and a fully serviced lease is required, covering all utilities and building services. The Government’s current lease in the area is nearing expiration, and this effort explores viable alternatives that offer economic advantages when considering relocation costs, tenant improvement replication, telecommunications setup, and potential downtime. The Agency Chief Security Officer retains full authority over physical security design and implementation, including assessments and inspections throughout the building’s lifecycle. Offerors must also ensure full compliance with Section 889 of the FY19 NDAA, prohibiting the use of certain telecommunications equipment from specified vendors. Submissions expressing interest are due by June 3, 2026, with an estimated occupancy date of August 16, 2026, and inquiries should be directed to Adrienne Jackson at GSA.

The U.S. Government currently occupies office and related space in a building under a lease in Little Rock, AR that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
