Gum Ranch Manana Lot Line Adjustment (BLR-BLB)

The Gum Ranch Manana Lot Line Adjustment (BLR-BLB), identified by control number PLNP2025-00164, is a land use project located in the Fair Oaks Community of unincorporated Sacramento County. The project involves a minor lot line adjustment between three specific parcels situated near the intersection of Manana Way and Kenneth Avenue. Specifically, the applicant seeks to expand Parcel 1 (0.56 acres) by 0.021 acres and Parcel 2 (0.46 acres) by 0.048 acres by incorporating portions of Parcel 3 (3.87 acres). While the boundary lines will be relocated, the overall zoning and land use will remain unchanged; however, the adjustment will result in the creation of two split-zoned properties, as the expanded portions of Parcels 1 and 2 will fall under the Madison-Kenneth Special Planning Area Open Space subzone, while the original portions remain zoned Residential Density 2 Acres within the Arcade Creek Natural Stream Combining Zone.
