The intent of this Request for Proposals (“RFP”) is to solicit and receive formal offers from prospective Proponents (defined in Section 1.5) for the provision of construction management services for the VARIOUS - ALBERTA INNOVATES FACILITIES - Fume Hood Replacement, Laboratory Renewal and Base Building Upgrades – Phase 2 (Calgary Research Park) (“Project”). Alberta Infrastructure, on behalf of Alberta Innovates and InnoTech Alberta, is undertaking a multi-facility renewal program to support upgrades across three research facilities in Alberta. As part of this initiative, the Calgary Research Centre (CRC) has been identified as the first site to proceed into the design phase. The Calgary Research Centre, located at 3608 – 33 Street NW between the University of Calgary’s main campus and the Brentwood C‑Train Station, was constructed in 2000 and consists of two storeys. The building accommodates office areas on the south side and a series of research laboratories on the north side. The Scope of work for this project includes, but not limited to: a) The replacement of seven existing fume hoods, including a combination of in-situ replacement and relocations b) Laboratory renewals, including new casework, interior finishes, and lighting upgrade. Sizes of labs: i. B1-100 Fumes hoods – +/- 50m2 ii. B1-100 capture Hoods - +/- 40m2 iii. A2-260 Lab – +/-94m2 iv. A2-263 Isotope Lab – +/-94m2 c) Base building infrastructure upgrades, with a focus on replacement of the make-up air unit and associated systems. The services of the Construction Manager will be required for the full project life cycle, from pre-design through to post-occupancy evaluation. Given that multiple construction projects may be undertaken concurrently across the facility, the Construction Manager shall coordinate design development, construction activities, and project phasing to ensure continued site access, decanting and relocation processes (as required), and minimize disruption to ongoing facility operations. The Construction Manager shall sequence the work packages in a manner that allows Alberta Innovates to maintain ongoing research operations, protect revenue-generating activities, and minimize disruption to critical equipment, laboratories, and scientific workflows.
