Interdisciplinary Research Building ¿ Replacement of the Fire Alarm System

Augusta University, through the Board of Regents of the University System of Georgia, is soliciting Construction Management at-Risk services for Project No. J-473 to replace the fire alarm system in the Interdisciplinary Research Building. The 211,000 gross square foot facility houses critical research laboratories and animal facilities, and the current system is over 30 years old with obsolete components. The scope of work includes the replacement of the fire alarm panel, sensors, horns, strobes, detectors, and the communication backbone, as well as integrating the new system into the existing campus fire alarm mesh network. The estimated construction cost for the project is 3,670,000 dollars, and the contract will be structured as Actual Cost plus a Fixed Fee, not to exceed a Guaranteed Maximum Price. The selection process is a two-step evaluation consisting of a Statement of Qualifications to identify finalists, followed by project proposals and interviews. Eligible firms must hold a valid Georgia General Contractor's License, maintain an Experience Modification Rating of 1.2 or less, and demonstrate financial liquidity with a current ratio of 1.0 or higher. Required submittals include a certification form, a contractor affidavit for E-Verify, and a proposer's disclosure statement. The selected CM/GC will be responsible for construction methods, safety, and scheduling coordination, and must provide comprehensive quality assurance and closeout management plans. All proposals must be submitted electronically in a single PDF file via the designated portal by the specified deadlines.
