Unit #118 is a 2 storey, 3-bedroom townhouse that is a fire-damaged suite. The unit has been gutted to the studs and requires restoration including structural, electrical, mechanical and architectural work, as well as comprehensive lighting upgrades. Abatement work has been completed, and no further abatement is anticipated. Responsibility of awarded Contractor is to be as follows:to be conducted as per the design guidelines of the Consultant. completed and signed off by the Consultant at the end of the Work. Contractor is responsible for all Trades Permits with the Authority Having Jurisdiction (AHJ). Required to complete the project. Contractor is to supply all labour, materials, equipment, supervision and sundry items to complete the Work as indicated.The Work will start following a start - up meeting with the Owner’s Representative, the GeneralContractor and the Consultant. The Contractor will be responsible to adhere to all requirements as outlined in the contract including maintaining an orderly and clean work area daily. Remove all demolished material and construction debris from all building areas at the end of the day to a storage container provided by the General Contractor. Assume on - site storage will not be available.The Contractor will be required to Provide all required documentation prior to commencing physical work. All work to be performed must meet the best practice guidelines set forth by the British Columbia Building, Plumbing and Electrical Codes.Mobilization is expected in April 2026.The work is to be completed by June 2026.Exclusion of United States Based SuppliersSuppliers based in the United States are excluded from responding to this ITT. BC Housing reserves the right, at its discretion, to allow United States based suppliers to respond, in the event no reasonable alternatives are available.The successful Bidder must cascade this requirement to subcontractors and suppliers engaged in the performance of the resulting contract. The successful Bidder shall be responsible for verifying and demonstrating compliance with this requirement and shall provide evidence of such compliance upon request by BC Housing.This is a public solicitation issued through BC Bid.
