U.S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE IN KANSAS CITY, MISSOURI (SFO#0MO2058) Requirement: The United States Government currently occupies office and related space in a building under lease in Kansas City, MO, The Government is seeking to lease approximately 28,412 rentable square feet of office and related space. 23,266 must be contiguous. The rentable space must yield a minimum of 25,665, 21,006 must be contiguous ANSI/BOMA Office area square feet. The lease term requirement is for 14 years, 7 year firm. The space must be available for occupancy no later than September 30, 2010. LOCATION: Offered properties must be located in Kansas City, Missouri within the following boundaries: Southern boundary - 39th St from the state line on the west to Hwy 71 on the east. Eastern boundary - 71 Hwy from 39th St on the south north to I-35 to 435N. Northern boundary - Hwy 152 from 435N on the east to 435S on the west. Western boundary - 435S from Hwy 152 on the north to the state line and the state line to 39th St. on the south. Other requirements applicable to this requirement include: Space shall be located in a Class A building. Tenant alterations are to be provided as part of the rental rate. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Lessor must provide modular furniture at lessor expense. Lessor must provide phone system at lessor expense. Lessor must meet the agencies security needs per the program of requirements at lessors expense. Lessor must provide move allowance. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
