Full Description

The proposed project involves the clearing of vegetation, earthmoving and land contouring, and installation and maintenance of erosion control measures associated with the development of approximately 3.7 gross acres of vineyard (i.e., proposed development area or project area) with approximately 2.7 net planted acres in one (1) vineyard block, located on an approximately 44 -acre property holding (i.e., project site). Average slopes within the project area range from 5 percent (%) to 35%, with an overall average slope of 26%, and approximately 0.9-acre of areas located on land exceeding 30% slopes. The project is proposed immediately adjacent to two existing wastewater treatment ponds, and much of the project area is already developed and used for staging and storage. The proposed project site also includes conversion to vineyard of approximately 0.9-acre of oak woodland habitat and would result in the removal of nine (9) Valley Oak trees and approximately six (6) Coast Live oak trees. Aerial photo imagery over the past few years indicate up to three trees in the project area having died and/or been removed. The project would develop approximately 0.8 acres of mixed oak woodland, and would retain 11.3 acres of mixed oak woodland, which is mostly located on slopes greater than 30%.
