Project Activities: The Project will consist of a cannabis cultivation and distribution operation within existing facilities located at 8217 Daly Avenue, Modesto, CA, 95354 (APN 036-017-016-000). Project activities will occur within an existing 170,751 sq. ft. building on a 6.57 acre lot. The indoor cultivation operation will consist of 32,683 square feet of canopy space and will include processing activities such as drying, trimming, curing, and packaging for cannabis grown on-site as well as processing services for other licensed growers. The distribution operation will consist of the transportation and packaging of cannabis grown on-site as well as distribution services for other licensed growers. The project site is within a zoned light-industrial district. There are no natural features or vegetation on site. The primary operations will occur entirely within enclosed structures and pose limited potential for environmental impacts on neighboring uses.
