McZeek Parcel Map

The McZeek Parcel Map project, managed by the County of Sacramento under control number PLNP2024-00176, involves the division of a vacant 4.65-acre parcel located on the south side of Artesia Road in the Rio Linda/Elverta community. Zoned AR-2 for Agricultural-Residential use, the project will divide the land into two lots to accommodate future development. Key deliverables include a Tentative Parcel Map and a Design Review to ensure compliance with the Sacramento County Countywide Design Guidelines. The scope of work also includes the installation of two new driveways, utilizing culverts to maintain hydrological functions where the driveways cross existing wetlands. The project is subject to strict environmental and regulatory compliance, including the Mitigation Monitoring and Reporting Program and Sacramento County Codes 15.12 and 16.44 regarding stormwater and grading permits. Environmental protections include a site-specific Stormwater Pollution Prevention Plan and specific timing constraints for biological preservation, such as conducting migratory bird nest surveys between February 1 and September 15 and limiting tree removal to the period between September and January. The project has been granted a Notice of Exemption under CEQA Guidelines Section 15183(a), as it is consistent with existing zoning and general plan densities.
