Morningside Project

The Morningside Project is a residential development by the City of Inglewood located on a 22.87-acre site in California. The project involves changing the General Plan land use designation from Low Density to Medium Density to facilitate the construction of a 762,684 square-foot development. This development will consist of 571 residential units, specifically 403 row townhomes and 168 interlocking townhomes, with 10 percent of these units designated as Very Low Income affordable housing. Additional site amenities include two clubhouses, a pocket park, and 1,122 total parking spaces for residents and guests. The project is subject to the California Environmental Quality Act (CEQA) and has undergone a Sustainable Community Environmental Assessment to mitigate impacts related to air quality, noise, greenhouse gas emissions, and geological risks. Key requirements include the retention of a Native American Monitor approved by the Gabrieleño Band of Mission Indians – Kizh Nation for all ground-disturbing activities and adherence to 2022 CALGreen and Title 24 energy efficiency standards. Technical assessments have confirmed the adequacy of the 10-inch sewer pipe capacity and the implementation of Low Impact Development strategies for stormwater management. The project was officially approved on October 28, 2025.
