AI Contract Overview
The U.S. Government, via the General Services Administration (GSA) PBS Office of Leasing, is soliciting proposals for a fully serviced office lease in Grand Rapids, Michigan, to replace an expiring lease. The requirement is for approximately 44,000 to 44,121 square feet of office space within a clearly defined central business district boundary. The lease term is firm for 24 months with no option to extend beyond this period. The facility must be available for occupancy by October 1, 2026, and include four structured parking spaces. The Government will evaluate proposals based on the economic advantage, considering not only lease costs but also expenses related to relocation, tenant improvements, telecommunications infrastructure setup, and agency operational downtime during the move. The lease must comply with federal regulations regarding fire safety, accessibility, seismic resilience, and sustainability, and cannot be situated in a designated 100-year or 500-year floodplain. Compliance with Section 889 of the National Defense Authorization Act is mandatory, prohibiting use of telecommunications equipment from certain vendors. Offerors must be registered in the System for Award Management (SAM) to participate. The solicitation does not include pricing details, evaluation factors, or specific contract clauses within the accessible materials, but identifies key contracting personnel including the Lease Contracting Officer, Christopher Tinari, and Leasing Specialist Winfred Harris, who also acts as the primary point of contact. Proposals are due by May 18, 2026, with expressions of interest requested earlier by April 27, 2026. Submission is via email to the Leasing Specialist. The contract involves standard government lease administration, with inspection and acceptance expected to take place at the leased premises in Grand Rapids upon occupancy.

Full Description
The U.S. Government currently occupies office and related space in a building under lease in Grand Rapids, Michigan, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
