Project PROJ-2022-00216, known as YEWT, involves the development of a 12.46-acre vacant parcel located at 36017 Calico Road in Yermo, San Bernardino County, California. The project aims to transform the site, currently zoned as Rural Living, into a commercial shopping center through a zone change to Commercial Highway Planned Development and a General Plan amendment. The proposed development will feature nine retail structures, including five drive-thru establishments, and a significant electric vehicle charging hub with 492 Tesla superchargers. The project will be executed in five phases, subdividing the land into 13 parcels to allow for flexible leasing and management. Infrastructure improvements include the installation of AC and DC charging equipment, parking areas, landscaping, drainage, and public right-of-way enhancements. The project is subject to comprehensive environmental review under the California Environmental Quality Act, led by the San Bernardino County Land Use Services Department. Key assessments have been conducted regarding air quality, noise levels, biological impacts, and cultural resources. While a Phase I archaeological assessment identified a historic trash scatter site, a subsequent Phase II evaluation determined the deposits lacked the integrity and significance required for the California Register of Historical Resources. Biological reports have outlined mitigation measures for protected species, including desert tortoise and nesting bird surveys. Construction is anticipated to commence in 2026 with an estimated duration of 18 months, with utilities provided by Liberty Utilities for water and sewer and Edison for electricity.
