PUBLIC NOTICENorth West River, Newfoundland & LabradorThe Government of Canada wishes to acquire residential units for purchase or lease within 40 kms of North West River, Newfoundland and Labrador.The proposed residential unit for purchase or lease must meet the following criteria:located within the 40km area of North West River;constructed in the past 10 years and no more than two (2) storeys in height;must be a single-family dwelling, or an individual residential dwelling that may form part of a duplex, four plex, townhouse or row-house;must include a living room, dining area, kitchen-appropriate utility hook-ups, a minimum of two (2) bedrooms, one (1) full bathroom including tub and shower, laundry room with utility hook-ups and sufficient residential storage space;have two (2) parking spots;the physical characteristics of the land, the building, the surrounding area/environment, including neighboring land uses, shall be compatible with the Lessee’s intended use of the accommodation.Be available for occupancy by Spring 2023Additionally, for a residential lease:owner must be willing to agree to a Potential Term of three (3) years with two (2) additional one (1) year options to renew. Any proposed space must be available at least one (1) month prior to the lease commencement date.owner must be willing to use RCMP standard Lease.The proposed residential unit must, on or before the lease commencement date, comply with:The Canada Labour Code as applicable to fire, health and safety;the Canadian Electrical Code;the National Building Code of Canada;all other applicable Codes and Standards and all local laws and by-laws.Information provided by the owner, or by the owner’s agent, shall include:Proposed lot number and location of the building;current zoning;the size of the proposed residential unit; please indicate one or multiple floorscopy of the proposed floor plansspecific location of space within the building;area of space and details pertaining to private/public parking facilities;interior and exterior photos;heat source;as well as date of availability.The Government of Canada may request additional information.
