The City of Muscatine is requesting proposals from qualified firms to provide architectural services with the intent to develop a set of building plans for development of lots within the cities of Muscatine and Wilton, Iowa. The program is intended to ensure the quality of construction, character and sustainability and resilience of homes built on existing lots, which are frequently narrower than is typically found in a modern subdivision. Work Details & Design GuidelinesThe purpose of this Request for Qualifications (RFQ) is to solicit proposals to establish a contract for the provision of architectural services with the intent to prepare a book of building plans to be administered by the cities for developing housing within their jurisdiction. The required services include further refining the scope of targeted lots based on size and neighborhood character for which plans can be created and providing housing plans that can be administered by the cities for construction by builders interested in construction on lots often less than 60’ in width.Based on anticipated funding availability, it is intended that plans will be developed for three housing models under the initial contract, includingA detached, single-family home one lots 30’ wide;A detached, single-family home on a standard 60’ wide lot, with a zero-step entry option; andA duplex or zero lot line on standard 60’ wide lot. The goal of the plans will be to blend modern living requirements with the style of traditional local neighborhoods, as well as simplify the permitting process for builders and property owners. Homes will be designed for ease of construction, affordability, low maintenance, accessibility and/or easily adaptable, and energy efficiency. Construction in both jurisdictions is currently governed by the International Code Council’s 2015 Model Code, as amended by the City of Muscatine and, for Wilton, the State of Iowa. RFP for Architecture Service - Pattern Book
