The intent of these specifications is to solicit formal sealed proposals from firms qualified to provide Construction Management at Risk (CMR) Services for the (ESPLOST) RFP C27-01 for Construction Manager at Risk (¿CMR¿) Services for West Chatham Schools Project located at 820 Pine Barren Road, Pooler, GA 31322.
The firm selected through this RFP will enter into a contract with the District in a Construction Management at Risk Agreement with an estimated initial Stated Cost Limitation of One Hundred Eighty Six Million Nine Hundred Fifty-One Thousand Dollars ($186,951,000). For the purposes of initial valuation criteria, the Construction Manager shall propose its fee percentage based off the stated cost limitation of One Hundred Eighty Six Million Nine Hundred Fifty-One Thousand Dollars ($186,951,000). In subsequent rounds of evaluation, the District will request a more-specific fee proposal through which it will ask the Construction Manager to demonstrate how it plans to control its general conditions costs and overhead. The District expects the final contract price to be based on a percentage fee for the Cost of Work (exclusive of Contractor¿s general condition costs and overhead) plus a lump sum amount of Contractor¿s general condition costs through a GMP Amendment. If acceptable to the Owner, the CMR will be issued a GMP change Order setting the GMP and authorizing the CMR to proceed to construct the project. The Contract used for this project will be the AIA Document A133 ¿ 2019 Agreement Between Owner and Construction Manager as Constructor, as revised by the District and advertised with this Solicitation or subsequent amendment.
