The Confederated Tribes of Coos, Lower Umpqua and Siuslaw Indians (CTCLUSI) are seeking a qualified general contractor for the remodel of existing building structures located at 92630 Cape Arago Hwy, Coos Bay, Oregon. The project involves renovating existing structures into code-compliant transitional housing facilities, featuring six living units with full kitchens and bathrooms, a laundry room, a meeting room, three offices, and a weather-resistant enclosed kennel area. The contractor is responsible for all labor, materials, equipment, and the coordination of electrical, mechanical, and plumbing trades, while ensuring compliance with federal, state, and local codes. Unit 4 is specifically excluded from the scope of work. Proposals are evaluated based on a 100-point scale, prioritizing price (40 points), the proposed timeline (30 points), experience with similar projects (20 points), and business ownership preferences for tribal, women, veteran, or minority-owned businesses (10 points). The selected contractor must maintain a valid Oregon Construction Contractors Board license and provide performance and payment bonds for 100 percent of the quote. Comprehensive insurance coverage is required, including commercial general liability, automobile liability, and workers compensation, with specific requirements for waivers of subrogation and professional errors and omissions insurance if applicable.
