RFQ-PFD - OWNER'S PROJECT MANAGER SERVICES FOR THE MADISON PARK TECHNICAL VOCATIONAL HIGH SCHOOL

The City of Boston Public Facilities Department is seeking a qualified Owner's Project Manager (OPM) for the design, construction, demolition, and renovation of the Madison Park Technical Vocational High School located at 75 Malcolm X Boulevard in Roxbury, Massachusetts. The overall project construction cost is estimated between 650 million and 700 million dollars. The initial scope of work focuses on the feasibility study and schematic design phases, with the possibility of contract amendments to cover design, bidding, and construction through full occupancy, pending funding approval from the Massachusetts School Building Authority. This is a qualifications-based procurement utilizing a two-phase selection process consisting of a qualifications review to create a shortlist, followed by interviews. The top-ranked firm will be invited to enter into a contract for a negotiated fee. Ideal candidates must demonstrate experience with Construction Management at Risk, K-12 school projects in Massachusetts, urban site constraints, and sustainability standards such as NE-CHPS or LEED Silver certification. Required capabilities include cost estimating, value engineering, constructability and scheduling analyses, and the ability to manage project participants.
