The 80-acre Southeast Specific Plan (“SESP”) area is bounded to the north by the Canon Manor Specific Plan Area, to the east by Petaluma Hill Road and undeveloped land, to the south by Valley House Drive and undeveloped land, and to the west by Bodway Parkway and land in the Sonoma Mountain Village Planned Development. The Project proposes modifications to the previously approved architectural styles of home plans for the Rural Estate land use (Lots 4-15 and 30-36) in Phase IV of the Southeast Specific Plan (SESP). The Project proposes minor modifications to the Development Area Plan within the Rural Estate residential land use area (a portion of Phase IV). Specifically, new home plans for Rural Estate homes and an Executive Estate home plan option on Lots 4-15 and 30-36 of Phase IV are proposed. The proposed amendment would remove the previously approved “Spanish Colonial” and Italianate” architectural styles and allow prospective homeowners the option to choose from a modified and expanded list of approved architectural styles including "Farmhouse," "Spanish," " Modern," and "Craftsman." No other modifications are proposed to Phase IV.
