TEAGUE ISD RFQ FOR CMAR 2026-02

Teague Independent School District is soliciting a Construction Manager-at-Risk to support the development and execution of its November 2026 Bond Projects, specifically the construction of a new 18,000-square-foot elementary addition with a multi-purpose room and a 40,000-square-foot varsity gym with approximately 1,200 seats. The project will be delivered using a guaranteed maximum price model, where the Construction Manager assumes financial responsibility for costs exceeding the negotiated GMP. The CMAR must also submit extensive documentation including Exhibit A through G forms covering felony convictions, conflicts of interest, debarment certification, and statutorily mandated disclosures, and maintain proper insurance and bonds as outlined in AIA A133-2019 Exhibit B, naming the district as an additional insured. Payment is structured as cost of the work plus a fee, with applications for payment tied to a detailed schedule of values allocating the GMP across work components, contingency, and the CMAR’s fee.
