Tentative Parcel Map No. PPM 25-026, Rose

Tentative Parcel Map No. PPM 25-026, Rose, is a project managed by the Tulare County Resource Management Agency to divide a 36.92 acre parcel located on the west side of State Route 198 in Three Rivers, California. The division will create four distinct parcels and a remainder, with sizes of 10.63 acres, 10.39 acres, 5.08 acres, 4.18 acres, and 6.64 acres respectively. The project is situated within the Three Rivers Urban Development Boundary in the F-1-O Primary Flood Plain and Recreation Zones, carrying a land use designation of Kaweah River Floodway. A final map is required for the completion of this division. The project has been granted a Notice of Exemption under CEQA Guidelines Class 3 Section 15303, as the creation of new property boundaries is expected to result in no physical changes or significant environmental impacts. However, strict land use restrictions are in place: no residences may be constructed within the F-1 Primary Flood Plain Zone or the Conservation Easement recorded as Document No. 93-06495. Additionally, construction activity is prohibited in areas identified by the California Natural Diversity Database as potential habitats for Spiny-Sepaled Button-Celery.
