Texas Street Residential Development Project: Tentative Tract Map No. 20520, Conditional Use Permit No.1167

This agreement establishes an irrevocable offer of dedication for a perpetual non-exclusive easement and right-of-way between Tri-Pointe Homes IE-SD, Inc. and the San Bernardino County Regional Parks Department. The dedication covers approximately 12,564 square feet of property identified as Assessor's Parcel Number 0167-041-01-0000, located on the northeast side of the terminus of Texas Street and approximately 500 feet north of Domestic Avenue in the northern area of the City of Redlands, California. This easement grants the county the authority to construct, reconstruct, remove, replace, operate, inspect, maintain, repair, improve, and relocate walking trail facilities designed for pedestrian, bicycle, and other non-motorized access. The project is associated with the Texas Street Residential Development Project, specifically Tentative Tract Map No. 20520 and Conditional Use Permit No. 1167. According to the Notice of Determination dated April 1, 2025, the San Bernardino County Department of Public Works has approved the dedication after determining that the project will not have a significant environmental effect. This finding is based on a Negative Declaration prepared under CEQA guidelines and the review of the Initial Study certified by the City of Redlands. No mitigation measures or reporting plans were required for the approval of this easement.
