The Brookside Project

The Brookside Project, managed by the City of Walnut in Los Angeles County, involves the development of 27 single-family detached homes located at the intersection of Meadow Pass Road and Lemon Avenue. The project is designated as a Residential Planned Development Zone (RPD) with a very low density of 1.3 dwelling units per acre and a minimum lot size of 28,500 square feet. Approval of the project includes a Tentative Tract Map, with subsequent requirements for Site Plan and Architectural Review in accordance with the City's Municipal Code. The project was approved by the lead agency on January 28, 2026, following the completion of a Final Environmental Impact Report in October 2025 and compliance with the California Environmental Quality Act (CEQA). Key operational requirements include strict environmental monitoring and regulatory compliance. The developer must employ qualified biologists for pre-construction surveys and bat roost monitoring, and a qualified paleontologist to oversee grading activities and manage a Paleontological Resource Impact Mitigation Program. Hazardous material removal, including asbestos and lead, must be handled by certified consultants with proof of disposal provided before building permits are issued. Additionally, the project requires specific infrastructure improvements, such as ensuring clear lines of sight at the Street A and Meadow Pass Road intersection and installing warning signage if required by the Public Works Department.
