REQUIREMENT: The U.S. Government is seeking to lease a minimum of 6,855 ANSI/BOMA office area square feet of contiguous office and related space in Jacksonville, FL. 1,340 ANSI/BOMA office area square feet is preferred to be located on the 2nd floor or above and 5,515 ANSI/BOMA office area square feet is preferred to be located on the 1st floor. The space must be located within the following boundaries: North: Alternate US1 South: Beach Boulevard East: University Boulevard West: Atlantic Boulevard Three reserved parking spaces must be available for Government use. Space must be located in a Class "A" environment. The space must meet the Federal Government's standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building and altered to Government specifications are required. Narrow or oddly shaped configuration of space will not be considered, nor will space with column spacing less than 20 feet. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before January 1, 2011. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, May 11, 2010.
