AI Contract Overview
The General Services Administration (GSA) Public Buildings Service is seeking to lease office space in Corpus Christi, Texas, within a clearly defined geographic boundary encompassing specific streets and avenues. The lease requires between 6,516 and 7,167 ABOA square feet of contiguous space on a single floor to accommodate a customer-facing federal agency, such as SSA, IRS, VA, or EOIR. The lease term is set for 17 years, including a 15-year firm term without option renewals, with an estimated occupancy date of July 1, 2027. The space must be fully serviced, inclusive of utilities and maintenance, and comply with federal standards for fire safety, accessibility, seismic resilience, and sustainability. Additionally, the premises must provide 14 reserved structured parking spaces. A specialized requirement includes 24/7 cooling for a LAN/server room, and cleaning services must be performed during daytime hours rather than overnight. The solicitation places several important restrictions and conditions on the property and lease. Notably, the leased space must not be co-located on the same floor as certain federal law enforcement entities, such as the U.S. Attorney’s office, U.S. Marshals Service, and Bureau of Prisons, to avoid organizational conflicts of interest. The space must present a dignified and professional law office appearance appropriate for federal operations, while preferably being located outside the 1-percent-annual-chance floodplain to mitigate flood risk. Compliance with Section 889 of the FY19 National Defense Authorization Act is mandatory, prohibiting certain telecommunications equipment identified as risks to national security. The solicitation process is currently in the presolicitation phase, with expressions of interest due by December 19, 2025, and no formal pricing or award evaluation criteria publicly specified. Communications and submissions are directed to the designated GSA Lease Contracting Officer, Tyrel Likes, with project management support provided by Sergio Leal. This request emphasizes adherence to federal leasing protocols and standards while ensuring the operational and security needs of customer-facing agencies are met.
