U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR A LEASE REQUIREMENT OF APPROXIMATELY 44,329 RENTABLE SQUARE FEET (YIELDING AT LEAST 38,547 BOMA OFFICE AREA SQUARE FEET) OF SPACE IN BOSTON, BRAINTREE OR QUINCY, MA

DESCRIPTION: The United States Government seeks to lease office and related support space consisting of approximately 44,329 rentable square feet (RSF) in Boston, Braintree or Quincy, MA. The space should yield a minimum of 38,547 ANSI/BOMA office area square feet (BOASF) to a maximum of 40,474 BOASF. The space must meet requirements for fire-safety and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use or in an office, research, technology, or business park that is modern in design with a campus like atmosphere. SPECIAL REQUIREMENTS: - Space shall be available on no more than three contiguous floors - If less than 21,233 BOASF of contiguous space is offered on a single floor, secure vertical circulation (for the exclusive use of the Government) is required - Eight controlled/assigned parking spaces must be available on-site for government vehicles. - Public parking on-site or within 1,220 linear walk-able feet of the space offered for a minimum of 29 vehicles (in addition to the Government vehicles) - A subway station must be available within 3,000 linear walk-able feet - A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. At a minimum this project will obtain LEED Certified certification for Commercial Interiors. (LEED-CI). LEASE TERM: The proposed lease is for fifteen (15) years, (10) years firm. Occupancy is required on or before January 1, 2012. DELINEATED AREA: Within the city or town limits of Boston, Braintree and Quincy, MA. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 7, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) Drawing of space offered. 4) ANSI/BOMA Office Area Square Feet (usable) 5) Rentable Square Feet Offered 6) Estimated full service rent including the amount of tenant improvement allowance included in the rate and the amortization rate used 7) Percentage of Common Area Factor used to Determine the Rentable Square Feet 8) Number of parking spaces available on or near the premises and the approximate cost. 9) Name, address, telephone number, and email address of individual to be contacted. 10) Confirmation of flood plain status Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
