U.S Government Seeks Expressions of Interest for Existing Class - A Office Space (approximately 15,718 RSF) in Los Angeles, California

Space Requirement The United States Government is seeking an existing facility in Los Angeles, California, for the Social Security Administration comprised of approximately 15,718 rentable square feet of space yielding a minimum of 13,668 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 14,531 ABOA square feet along with 6 reserved parking spaces. Require first floor space, or if upper floors contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as freight elevator. Space must be fully serviced including all utilities, janitorial and grounds maintenance services. Location To warrant consideration, the property must lie within the following boundaries: North: 118 Highway to Rinaldi Avenue South: 101 Highway East: Tampa Avenue West: Topanga Canyon Boulevard Lease Term: 15 years, 10 years firm Occupancy: Occupancy is expected to be no later than December 2012. Standard Conditions and Requirements: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building, or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. This advertisement is not a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
