REQUIREMENT: The United States Government desires to lease modern, quality office space consisting of approximately 19,983 rentable sq. ft within the city limits of Omaha, NE, and bound by the following delineated area: North: Omaha City Limits South: Omaha City Limits East: Omaha City Limits West: 156th Street The space should yield a minimum 17,377 ANSI/BOMA Office Area sq. ft. The space must be fully serviced, including all utilities, janitorial, landscaping and snow removal services. Forty (40) on site parking spaces are required. The proposed lease is for twenty (20) years, ten (10) years firm. Space must be ready for occupancy no later than January 1, 2011. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by broker/agent must be accompanied by written evidence of their authorization to represent the building's ownership. The government is only considering built-to-suit options for this procurement. The build-out needs of the tenant agency will work best on a lot of no less than 4.0 acres, though other size lots will be considered. The finished building must have convenient interstate and local highway access and parking sufficient to cover official business needs of numerous visitors. A variety of moderately priced fast food and eat-in restaurants should be located nearby. The space should be located in a new or modern office building that projects a professional and aesthetically-pleasing appearance including an attractive facade and entranceway. The government agency requires access to the space 24 hours, 7 days a week. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
