The US General Services Administration is seeking proposals so as to enter into a lease for office space in a Class A professional office building with state of the art mechanical, electrical and security systems containing approximately 7,300 ANSI-BOMA rentable square feet of space, to be used for office and related purposes and to be located in Ponce, Puerto Rico. The rentable space shall yield a minimum of 6,354 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The minimum basic lease term is 10 years for space and that must be delivered, ready for Government occupancy no later than August 1, 2010. The Government will require termination rights of the lease at any time after the fifth (5th) year on 90 days prior notice to the Lessor. The building offered must meet or be capable of being altered to meet Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity, and the highest safety and security of its surrounding areas. Offered properties must be located within - mile of public transportation. LEASE TERM: Ten (10) Years, FIVE (5) years firm term.
