Ft. (ABOA): 54,100 Maximum Sq. Ft. (ABOA): 59,000 Space Type: Office, Office Related Parking Spaces (Total): Per Building Code Parking Spaces (Surface or Structured): Per Building Code Parking Spaces (Reserved): 25 Full Term: 20 years Firm Term: 20 years Option Term: N/A Additional Requirements: Space shall be contiguous on one or more floors and conducive to an efficient office layout and good utilization. In the event that ground floor space is offered for visitor screening and related activities, it is not required to be contiguous. Minimum floorplate must be 15,000 ABOASF Column spacing must be 25 x 25 on center. This does not include the distance between columns and exterior walls or columns and building core walls. Transit Accessibility: Stops for one or more paired-route public bus lines or one or more light rail lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the Building, but generally not exceeding a safely accessible, walkable 2,640 feet from the principal functional entrance of the Building, as determined by the LCO. Stops for commuter bus service do not meet this requirement. Qualifying bus line(s) must have paired route service (service in opposite directions during all posted services times) during business hours (weekdays from 7:00 a.m. to 5:00 p.m.). If a qualifying transit route has multiple stops within the required walking distance, only trips from one stop are counted towards the threshold. Transit service must be existing, or the Offeror must demonstrate to the Government's reasonable satisfaction that such transit service will exist by the Government's required occupancy date. 25 on-site reserved parking spaces. Janitorial services to be provided weekdays from 7:00 am - 5:00 pm. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be outside the 100/500 year flood plain.
